As President of Warrington PCI, Adam is actively involved in all aspects of the company including maintaining strong client relations, developing new business and constantly looking at ways to enhance property management, strata management and leasing services. Adam has established long-term working relationships with national and regional tenants, leading brokers, and contractors throughout Western Canada. Adam is involved in overseeing the management and leasing of WPM’s portfolio which includes retail, office, industrial, multi-family, strata and marine properties. Adam holds a bachelor’s degree with Honors in Technology Management from BCIT and a diploma in Marketing Management from BCIT. Prior to joining Warrington PCI Management, Adam worked in senior management and sales management positions for leading technology companies over 11 years.
David is an expert in the commercial real estate industry with over 30 years of experience. Prior to becoming a partner in WPM over 15 years ago, David served as vice president for one of Canada’s largest national real estate pension fund advisors, where he was responsible for a diverse portfolio of commercial, industrial, retail and medical buildings. At WPM, David is responsible for overseeing the day-to-day management of the property management team and is directly involved in all client portfolios. David is a member of several industry associations, including NAIOP and BOMA, and was previously President of DVBIA (Downtown Vancouver Business Improvement Association).
CLS, Vice President, Leasing
John has over 35 years of commercial leasing, development and acquisitions experience. John has represented both landlords and tenants in identifying and securing real estate opportunities across Canada and in the U.S. John leads WPM’s retail leasing team and is personally active in retail leasing, acquisitions, and dispositions for institutional and private owners throughout Western Canada. John is focused on project assessment, negotiating agreements and creating value for our clients. John has earned the designations of Certified Leasing Specialist (CLS) and Certified Retail Property Executive (CRX) from the International Council of Shopping Centers (ICSC).
Senior Vice President, Property Management
Lorna joined WPM in 2017 and brings over thirty years of property management experience. She has experience managing various types of retail and office real estate, including strip centres, mixed use centres, enclosed shopping centres, downtown retail and office buildings, community centres and suburban office buildings. In recent years Lorna was located in Asia, primarily Shanghai, PRC, Seoul, South Korea and Hong Kong where she played a vital role in the development of management and operation procedures for mixed use projects in China, South Korea and Macau. Lorna holds her Certified Shopping Centre Manager designation from the International Council of Shopping Centre. Lorna will oversee the strategic property management and operations for all the WPM managed properties.
CPA, CMA, Vice President, Finance & Administration
Oilan has over 20 years of accounting experience in the real estate industry specializing in property management, both in owner managed and third party managed portfolios. Oilan is experienced in assisting clients with due diligence work as well as financial analysis on acquisitions and dispositions. Oilan’s primary focus at WPM is on financial reporting, lease audits, human resources management and cash flow management. Oilan oversees all financial aspects of WPM and ensures proper internal controls are in place and provide accurate and timely reports.
Vice President, Property Management
Dean’s experience in the real estate industry spans over eighteen years, managing all commercial asset types including office buildings, retail centers, industrial parks, and mixed use buildings for one of Canada’s largest developers. Dean’s role include supervision of a team of property managers and building engineering staff. Dean works close with Lorna in overseeing the property management operations, capital improvements and tenant improvement projects. Dean holds a Bachelor of Science Degree, Business Administration and a Certified Shopping Centre Manager designation from the International Council of Shopping Centres.
CPA, CMA, Director of Finance
Edwin Say, CPA, CMA, Director of Finance has over 20 years of experience in real estate accounting, budgeting and reporting. Having worked at both large institutional real estate companies and a privately owned real estate company, Edwin has experience in meeting different client’s needs that ranges from day-to-day real estate accounting, reporting, cash management and budgeting functions to providing analysis and assistance on due diligence work for clients considering acquisition or disposition. Edwin and his team of property accountants are responsible for the day-to-day real estate accounting, reporting, cash management and budgeting function for all of WPM’s clients.

Chris is a graduate of Carleton University in Ottawa and the Sauder School of Business at UBC and is licensed as a Strata Manager, a Rental Property Manager, and a Real Estate Salesperson by the Real Estate Council of British Columbia. Prior to joining Warrington PCI, Chris was a Realtor in the South Okanagan Real Estate Board, in addition to running his own home renovation company. Chris brings twenty years of management and client relations experience to Warrington’s Strata portfolio.

Deryk joined Warrington PCI Management in 2009, bringing with him, 20 years experience in property management and commercial leasing. Deryk has a strong background in retail property management and currently manages various retail and office properties in the Lower Mainland
Karin graduated from BCIT with a diploma in Marketing Management and is licensed as a Rental Property Manager. Karin joined Warrington PCI Management in 2012, bringing with her 14 years of property management experience with retail, office and industrial properties. Karin’s current portfolio includes retail, medical and office properties in the Lower Mainland.

Kim Steppan, RPA, Property Manager, joined Warrington PCI Management in 2015 bringing 13 years of property management background to the team. Kim has experience managing Commercial, Residential and Strata buildings and understands their unique differences. She is very customer service focused towards both owners and tenants. Kim’s current portfolio includes retail, office, residential, strata and industrial properties in the Lower Mainland.

Jenny graduated from SFU with a Bachelor’s Degree focusing on Communications and an extended minor in French. Jennifer joined Warrington PCI Management in late 2013 and brings with her over 5 years of experience in the residential and commercial property management field, plus past experience as a licensed Realtor. As a licensed Rental Property Manager, Jennifer’s current portfolio encompasses a combination of residential, retail and industrial properties.

Philip manages a mixed portfolio of strata properties which include retail, office and residential buildings. Before joining Warrington PCI, Philip ran his own company for over 10 years. Philip brings to his position extensive experience in business management and a diverse range of business skills. Philip is fluent in Cantonese and Mandarin, which serves as an important communication tool with his clients.

David Basford is the property manager for the Royal Centre complex. An experienced commercial real estate professional with over 20 years of Industry experience including 12 years of managing retail, office and industrial properties for a number of major real estate companies. David ‘strong industry knowledge, organizational skills, honest ethical and professional approach allows him to stay in control of his busy role, and ensure all tenants receive the highest level of service expected at Royal Centre.
CPA, CMA, Accounting Manager
Michael is a CPA, CMA and holds a Bachelor’s degree and a Diploma in Accounting from UBC. Michael supervises a staff of three and he is also the project leader for WPM’s conversion to Yardi Voyager, a specialized and integrated real estate accounting and management system. Michael has worked in property accounting for 5 years with experience in full cycle accounting, budgeting, and recoveries. He continues to train and support the accounting and property management team with Yardi Voyager to ensure WPM’s clients’ reporting requirements are met.
Ana graduated from BCIT with a Bachelor’s of Business Administration and holds a Diploma in Business Management. As a licensed Rental Property Manager, Ana’s current portfolio consists of residential, retail and office properties.
Lilly Zhou, Property Manager, joined Warrington PCI management in 2016 bringing 11 years of property management experience and knowledge to the group. Lilly has a diverse background and her current portfolio includes retail and office properties in the Lower Mainland. She is very customer service focused towards both property owners and tenants of varying cultures and is fluent in English and Mandarin. She is able to understand and accommodate her clients’ needs with ease and professionalism.
